Wouldn't more money up front or guaranteed money this year affect the pool of money for FA this year?

Actually no. It's taking the full value of the contract (or what's remaining) and paying a guarantee that gets stretched out over the remaining years and is balanced with salary. It usually lowers each season's cap hit. Or, leaves a big salary on the last year which nobody expects to see.

This all presumes that the player is talented and will deliver production that warrants the contract.
