Lee caught 118 passes for 1,721 yards and 14 touchdowns and won the Biletnikoff Award in 2012. Last season suffered with piss poor Quaterbacks after Barkley left. and Coaching changes and nagging knee injury. If he is there at 22 its a no brainer if he checks out physically.
From what Ive read Lee has the what it takes to be ProBowl player His game speed is outstanding ( maybe not sprinter speed combine 40 was 4.52) go research some of the top nfl wrs including Jerry Rice and what their 40 times were.
He has great quicks and burst as seen in the combine work out making him dangerous in space, perfect for this offense. His ability to climb the ladder at the point of the ball is outstanding. He from what ive read ranks high in all these these key areas, attacking the football, body control, catch radius and proper hands technique, his route running is very good, his work ethic outstanding.
Only thing Ive read that might be a concern is the knee and concern for other injuries. AT times it seems he also relies on his physical skills and freelancing to much, good coaching can fix that.
About the almighty 40 speed I will quote Bill Walsh on the subject

You would like a receiver with the ball in the open field to be able to keep the separation with the closing defenders until he gets over the goal line. He doesn't have to outrun them.
